Living in Kendall
Kendall isn't one neighborhood — it's a sprawling unincorporated community of nearly 80,000 residents stretching from US-1 west to Krome Avenue. The diversity of housing stock and price points is enormous: entry-level condos near Dadeland for $250K, classic 1970s ranch homes in the $500-700K range, gated communities with $1M+ pools, and everything between.
Two things tie all of Kendall together: proximity to the rest of Miami (15-30 min to downtown depending on which Kendall) and exceptional walk-to-amenity scores. Dadeland Mall, Baptist Hospital, the Falls, and dozens of plazas mean most errands are five minutes away — rare for suburban Miami-Dade.
For a relocating family or first-time buyer who doesn't know where to start, Kendall is usually where I'd send them first because the variety means we can almost certainly find the right fit.
