Homestead is South Florida's affordability story. Sitting roughly 35 miles south of downtown Miami, it offers the kind of square footage, yard space, and family-home inventory that's all but disappeared from central Miami — at prices that make first-time buyers and growing families realistic shoppers again.

The area has been absorbing buyers priced out of Kendall, Cutler Bay, and the Gables since 2022, which has gradually shifted Homestead from a sleepy agricultural town to one of the fastest-growing residential markets in Miami-Dade. New construction is steady, but resales of the 1990s-2000s single-family stock still represent the best value.

It's also a smart investor market. Long-term rentals perform well thanks to the workforce of the Homestead Air Reserve Base, the Turkpoint nuclear facility, and the Krome corridor, and short-term/vacation rentals catch traffic heading to the Keys and Everglades.

Homestead is where I started investing in 1997, and the fundamentals are still strong. If your priority is square footage per dollar and you don't mind the 40-minute drive into Miami, this is where I'd look first. Focus on the post-Andrew rebuild stock east of Krome — newer, stronger construction, better insurance rates.
